Whose desk this is on

Same statute, same dates. What changes is which column leads. Switch the lens and the table re-reads.

Your portfolio

Paste your portfolio

Copy the rows straight out of Excel, Google Sheets or a CSV and paste them here. Keep your header row if you have one and we will match the columns by name, in any order. Without a header we read them in this order: building, C of O year, habitable storeys, jurisdiction, units, milestone year, SIRS year, reserves funded. Only the C of O year and the habitable storey count are required. Anything we cannot read is listed back to you with the reason, never silently dropped.

Up to 500 buildings per paste. Parsed in this tab, nothing is uploaded.
Or drop a CSV file here.Saved from Excel or Google Sheets as CSV. Read in this tab, never uploaded.
No buildings yet. Add one above, paste a list, or load the sample to see how it reads.

The rules this runs on

Every line is statute or the Division's own guidance, cited. Nothing here is inferred.

A note on how this page works

There is no AI anywhere in this calculator.

Every date above is arithmetic run against the statute printed beneath it. A model would only add doubt to a number that has one correct answer, so we did not put one here. We save the AI for the part of this job that is genuinely repetitive: the chasing, the collating, and the evidencing that sits between a deadline and a board packet. That is the work 02Launch.com does.

What this does not do

Every limit we know of, printed here rather than buried in a footer.

  • It stores nothing. What you paste stays in this tab and dies when you close it. The one exception is a copied share link: your building list travels inside the URL, so treat it like the spreadsheet it came from.
  • Some dates are a judgement call, so we show the statute’s reading and flag where the local schedule may be earlier. Where that happens the building’s own row says so and gives the reason, so you can see exactly which figure to check with counsel or your engineer. This is public statute, not legal advice.
  • It runs in your browser, so there are limits. 500 buildings per paste, and about 100 in a share link before it is too long to email. Export the CSV or the board-ready PDF for anything larger.
  • The reserve funding gap is reported, not computed. No / partial means the association’s most recently adopted annual budget does not fund the reserve items listed in §718.112(2)(g) at the level the SIRS recommends, or the association has no SIRS. Fully means the budget funds them at that level. Unknown makes no claim and is not counted. The tool does not compute this; it reports what was supplied.
  • Conversions are dated from the certificate of occupancy. An old building converted to condominium has a new association, and the reserve study duty turns on when that association came into existence, not on when the building was built. This page reads the C of O year, so a conversion may be read against a deadline that does not reach it. Check the date the declaration was recorded.
  • Cooperatives. The milestone inspection dates here apply to condominiums and cooperatives alike (§553.899). The SIRS dates follow the condominium statute (§718.112). The cooperative statute (§719.106(1)(k)7) sets its own SIRS deadline of 31 December 2024, with the same coordination cap of 31 December 2026, so a cooperative board should confirm its SIRS date with counsel.

What's next? Your own Portfolio Compliance Register, done in 48 hours

  • Every building, every date, in one register, back within 48 hours of the call. Yours to keep whether or not you work with us.
  • Who owns the next action, so a deadline has a name against it instead of sitting in a spreadsheet nobody opens.
  • Evidence you can hand an insurer or a lender today, since Fannie Mae and Freddie Mac now gate project eligibility on the same reserve and structural proof.
  • And if you want it to stay current, that is what the call is for. Reserve balances in so the gap comes out in dollars, and alerting so a building crossing a threshold tells you, rather than you remembering to check.

The register is free. Worth doing now: for most buildings the first SIRS was due 31 Dec 2025, and the agency reserve minimum rises to 15 per cent on loan applications dated from 4 Jan 2027.
